Size: 160,000 square feet

Challenge: Acquiring different-sized parcels from more than 20 different landholders and leaseholders, Cabot, Cabot & Forbes assembled an attractive 16-acre site in 1983.  But the challenges didn’t stop there.  This was one of the first projects governed by the state’s newly enacted Chapter 91 statutes, requiring CC&F experts to study maps dating back to the 1800s to ensure the integrity of the lots and enable the permitting process to go forward.

Solution: CC&F took down an unsightly, underutilized retail strip shopping center and, in its place, created a 160,000 square-foot Class-A office building with one of the highest-quality finishes ever found in a suburban building.  A striking atrium lobby, a fountain, and marble and granite materials are just some of the many high-grade flourishes. 10 Presidents Landing was the first building of the Mystic Center development.

Results: Today, the building is a thriving commercial and office building that overlooks the Mystic River with striking views of the Boston skyline.  The property is extensively landscaped and includes a three-acre waterfront park that is ideal for biking, jogging, or outdoor lunches.  It also features easy access from Routes 16 and 28, as well as the Wellington Station on the MBTA’s Orange Line.
